Location of the house is the main factor that characterizes house valuation (Moore 2012). After location of the house have been identified there are a number of factors that are considered before the final value of a house are determined. Home factors and neighboring factors are put into consideration. In home factors number of rooms in a house bathroom kitchen condo cellar and presence of a septic tank are considered among others. The neighboring factors that are put in consideration are; crime rate noise traffic congestion among other factors (Moore 2012). The combination of home and neighboring factors may determine the social class of the people who can live in a certain area influencing the value of a house. The study was investigating on the factors which have statistical impact of more variables in the model to improve the value of adjusted R squared. Some variables such as accessibility to highway shopping center school and police post would be put into consideration.
